It has always been my understandin’ that the USDA pre-approves homes before they will consider a loan. I could be wrong on that though. Anyway, best of luck to ya, I hope you get it π

Find a realtor who has recently sold a comparable house, in the approximate condition yours was in and ask them for their home inspector to write the report. The home inspectors are not all equal and there are those who know how to write the report so the buyer, seller, and realtors are all happy. This whole thing is pretty much a racket. Good luck.

Does the usda provide you with any pre approved homes or suggestions? My friend went through that about 10 years ago

No, I just called a lender they pulled our credit scores, submitted it and said we were pre approved. Now we have to try to find a house that meets their standards, which so far seems impossible. Im like at my whits end.

Currently in the process of relocating and I know the stress of it all. Looking for a multi unit was exhausting. And just when it seemed everything was working out, there is now a final hour crisis that may derail the entire deal and put our place back on the market (attorney messed up the closing date and its an issue for the buyers). I suppose in the end, it will work out as it should. Just try not to become too overwhelmed and I know thats difficult.

yes I know the but. I was so annoyed and was happy when it was over and just yesterday a problem surfaced thanks to a small error on the attorney’s part. Praying it works out for the both of is. Househunting is a daunting experience

I feel your pain. I work in a related to real estate field, and the horror you’re going through is shared by way too many people. Whether you’re refinancing or getting a conventional loan it’s the underwriters that are clogging the system.
A brief little history: when the whole mortgage crisis thing exploded a few years back, one of the problems cited was inflated prices on poor quality homes and the scams being run with “sub prime” -meaning people who didn’t qualify got loans way above their ability to repay for too little house value… The typical regulatory and industry reaction went WAAAAYYY too far in the other direction. Now underwriters find every little tiny possible issue and hang up the sales, because they lost so much and were being blamed as one of the prime causes of the problem. Greedy people scamming needy people has hurt everybody, which is again, typical. Closings are being extended out to ungodly time frames for a lot of people, and a lot get exhausted and can’t stand the process.
Sorry you’re caught in this mess, but hang in there. If you stay with making sure every little thing is corrected, you’ll get your dream house. Work with the seller on it if you can to keep the sale from falling through because of all this s*** they throw at you. Pray. Breath in, Breath out. Vent. Good advice on the home inspector, but depends on how far into it the underwriters are already at.
And in the absolute worst case if you lose this house because of it? That would be sad, but you’ll survive, and with prayer you can thrive and find another even better one, get that home inspector thing going, but it will take time.
My fingers, toes, eyes and anything else if crossing it would help! But mostly I’ll add you and your family to my prayers.
